The Villa

Villa Nobile is a 12th-century Tuscan farmhouse in the hills below Montepulciano, sleeping up to 16 guests in five en-suite bedrooms plus a garden-level room. Set on ten private acres with an infinity-edge pool, and views toward Lake Trasimeno. It's rented by the week, directly or through VRBO and Airbnb, and is popular with multigenerational families, milestone celebrations, and small groups looking for a private, full-service base in wine country.

Up to 16 guests, across five en-suite bedrooms (Pienza, Montalcino, Siena, Cortona, and Orvieto), plus the garden-level Bagno Vignoni room with a double sofa bed. Several rooms also have sleeper sofas or daybeds. Every bedroom has its own full bath, and the villa has 6½ bathrooms in total.

Yes. Many of our guests are multigenerational families. The villa has wide interior spaces and a peaceful setting well away from traffic. Cribs and high chairs can be arranged in advance. Just let us know when you book.

Villa Nobile is a restored historic building with original stone staircases between levels. The main-floor Pienza bedroom and its en-suite bath were designed for easier access, and the great room, dining terrace, and kitchen are all on the main level. Please contact us to discuss specific needs.

Every stay includes the outdoor jacuzzi, full fitness room, chef's kitchen, wireless speakers, high-speed Wi-Fi throughout, individual room thermostats for both air conditioning and heating, laundry, weekday maid service, and hospital-grade O3 sanitization between stays. The infinity-edge pool is open during the warmer months.

Yes. Wi-Fi is provided by our Starlink satellite system, with repeaters on every floor and outside, giving high-speed coverage throughout the villa, at the pool, and in the outdoor dining areas, reliable enough for video calls. Several guests have used Villa Nobile as a working retreat.

All five en-suite bedrooms have king beds. Three rooms (Pienza, Montalcino, and Orvieto) can be split into twin configurations on request. Please let us know your preference in advance so housekeeping can prepare accordingly.

The infinity-edge pool is typically open from May to October and can be heated for an additional charge. The jacuzzi is available year-round.

The villa provides all linens and towels (bath and pool) and toiletries. You bring personal items and groceries for your stay, and our concierge can pre-stock the villa before you arrive, including a curated wine selection delivered and chilled ahead of time.
Getting There & Around

The villa is on the hillside just below the hilltop town of Montepulciano, in the province of Siena, on ten private landscaped acres overlooking the Valdichiana valley toward Lake Trasimeno. The historic center is about a 20-minute walk, one of the villa's most-loved features. Guests walk in for dinner or an evening passeggiata, while some drive up and walk home. There are multiple parking areas if you do drive into town.

Perugia is closest, roughly an hour away. Florence and Rome are each about two hours by car. We can arrange private drivers for airport transfers, or you can pick up a rental car at any of these airports or at the nearest rail station, Chiusi-Chianciano Terme.

We strongly recommend a car for the week. You can walk into Montepulciano, but exploring the surrounding wine country (Pienza, Montalcino, Cortona, the Val d'Orcia) requires driving. Note that Montepulciano's historic center is a restricted-traffic (ZTL) zone: you park just outside the walls and walk in. A U.S. driver needs an International Driving Permit, arranged through AAA before you travel. (See our full guide, Renting a Car in Italy, in the Journal.) If you'd rather not drive, our concierge can arrange private drivers and antique-car tours for specific days.

Pienza (25 minutes), Montalcino (45 minutes), Cortona (45 minutes), Orvieto (50 minutes), Siena (55 minutes), Perugia (60 minutes), Assisi (70 minutes), and Florence (75 minutes) are all comfortable day trips. Rome is a longer but doable day.

The villa has private gated parking for up to five vehicles on the property, so there's no need to navigate town parking or ZTL zones.

Yes. Sherry personally helps guests arrange private wine tastings with Vino Nobile producers, in-villa private chef dinners (from casual family-style meals to multi-course tasting menus with wine pairings), cooking classes, antique-car tours through the Val d'Orcia, guided town visits, hard-to-book restaurant reservations, truffle hunts, and more. Just ask when you inquire.

The area is home to some of Italy's most celebrated wines. In Montepulciano itself, Avignonesi, Poliziano, Caterina Dei, Boscarelli, Montemercurio, Le Berné, and Vadipiatta are standouts. Nearby Montalcino is the home of Brunello. Biondi-Santi, Il Poggione, Argiano, and Collosorbo are exceptional. Sherry can arrange private tastings at many of these; several are hard to book without a personal introduction.

In Montepulciano, Il Teatro, La Pentolaccia, L'Oliveto, Poggiardelli, Porta di Bacco, La Grotta, and Acquacheta are longtime favorites. In Pienza, don't miss Trattoria Latte di Luna. In Montalcino, Osticcio for wine and Il Leccio for a hillside lunch. Our house book at the villa has our full list; Sherry can secure reservations at the harder-to-book spots.

There's no wrong answer, but each season has its own character. April brings Easter celebrations and spring flowers. May and June bring long light and wildflowers. July and August are warm and social. September and October offer the harvest and softer light. November is the truffle and olive-oil season. December brings Christmas festivals and family celebrations. After New Year's and the Epiphany (Twelfth Night), the town's residents take a quiet break to prepare for the next season.

Yes. Our chef network and concierge partners are experienced with gluten-free, vegetarian, vegan, kosher, and allergen-restricted cooking. Please let Sherry know at booking so appropriate arrangements can be made.

Yes. Milestone birthdays, anniversaries, and family reunions are among the most common reasons guests book. The capacity of 16, private setting, and the kitchen make it well-suited to celebrations. Larger events beyond overnight guests are by prior arrangement. Because on-site parking is limited, weddings aren't hosted at the villa, but it's an ideal family base for a wedding nearby.

Yes. A built-in reverse-osmosis system delivers bottled-quality water straight from the tap.

No. Because many of our guests have pet allergies, we don't allow pets at Villa Nobile.

Yes. Our team greets every arriving group at the villa, walks you through the house, hands over keys, and is available throughout your stay.

Weekday (Monday to Friday) maid service is included, plus Saturday service for guests staying multiple weeks. No service is provided on Italian government holidays. Additional housekeeping, a private cook, or dedicated staff can be arranged in advance for an additional fee.

Our local concierge is available for urgent needs. Emergency services in Italy are reached by dialing 112, and the nearest hospital is about ten minutes from the villa.
